Rail-Served Logistics Center: Building the Infrastructure Behind Regional Growth

Spanning 1,900 acres, this rail-served logistics center has become a major driver of industrial growth in the region, supporting operations for companies including Mark Anthony Brewing, Nestlé, and Red Bull/Rauch/Ball. With approximately 4 million square feet of industrial space already completed across more than 800 acres, the development continues to expand as a key hub for manufacturing, distribution, and logistics.

At this scale, success depends on more than individual facilities. It requires a coordinated approach to infrastructure that supports long-term growth and daily operations.

Planning and Delivering Core Infrastructure

Our team supported the project from early planning through implementation, beginning with annexation, zoning, and utility approvals. Major infrastructure improvements included a six-mile offsite sewer trunk main, a 2.25-mile water main extension, and the design of rail infrastructure to support freight movement throughout the site.

Roadway improvements, including arterial and industrial collector streets, were designed to provide efficient access and circulation, ensuring the site functions as a cohesive logistics network.

Supporting Ongoing Development Across the Site

Our work has extended across multiple facilities within the center, providing civil engineering services for major tenants including Rauch, Red Bull, Ball, Mark Anthony Brewing, Merit Partners, and Ryan Companies, along with offsite infrastructure support for Nestlé.

The result is a fully integrated logistics campus that continues to grow, supported by infrastructure designed to meet the demands of large-scale industrial operations while positioning the region for continued economic development.
