Wuxi R400 3rd Floor Lab: Expanding Capacity for Advanced Therapeutic Testing

This $50 million facility strengthens contract testing and manufacturing capabilities through 140,000 square feet of laboratory, office, and GMP warehouse space. Designed to support growing demand from cell and gene therapy clients, the project significantly expands analytical development capacity while creating an environment built for precision, containment, and long-term adaptability.

At the center of the design is a modular bay laboratory system organized around a neutral central corridor. This layout improves efficiency while giving the facility the flexibility to respond to evolving testing needs without major structural changes.

Designing for Flexibility and Containment

The laboratory configuration allows spaces to be combined or separated as operational needs shift, supporting a wide range of testing activities within a highly controlled environment. Strategic airlocks between laboratories and corridors help prevent cross-contamination and allow smooth transitions between Virus+ and Virus- spaces.

Cleanroom-inspired airborne particle control systems were incorporated throughout the testing areas to maintain rigorous containment standards. Together, these systems create a facility that supports both high performance and the operational flexibility required in a fast-evolving sector.

Supporting the Next Phase of Growth

By tripling analytical development capacity, the project gives the company a stronger foundation for expanding its CTDMO business and better serving clients in advanced therapeutics. The result is a highly adaptable laboratory environment designed to support innovation, efficiency, and the growing demands of the life sciences industry.
