Rooted in Place: A Medical Office Along the Erie Canal
Not every building gets to take its cues from a historic waterway. Situated on a fully wooded 18-acre parcel adjacent to the Erie Canal, this four-story, 123,230-square-foot medical office draws direct design inspiration from the lock buildings that have lined the canal for generations. Our team designed the core and shell along with the main lobby and public spaces, using that vernacular as a foundation for a building that feels both contemporary and deeply connected to its surroundings.
Balancing Development with Stewardship
Transforming a wooded site into a fully functioning medical campus required careful coordination. The design accommodated 616 parking spaces, vehicle and pedestrian circulation throughout the site, and off-site highway improvements. A full stormwater analysis and Storm Water Pollution Prevention Plan addressed the significant increase in impervious area, ensuring the development respected the natural systems already in place.
Sustainability as a Guiding Principle
The client challenged our team to find creative applications for sustainable design, and the final product delivered. A geothermal heat pump system, water-saving plumbing fixtures, heat-reflecting roof membrane, upgraded building envelope insulation, high-efficiency windows, and recycled building materials all contributed to the project earning LEED Silver Certification. These weren’t afterthoughts layered onto the design. They were embedded in it from the start.
Delivered on Every Measure
Working in close partnership with LeChase Construction Services, the project was completed on schedule and on budget across both the core and shell and tenant fit-out phases, with a total construction cost of $24.8 million. Change orders netted a credit of $44,372, with unused allowances more than offsetting additions. It’s the kind of outcome that only happens when the design and construction teams are aligned from day one.
