Maricopa’s First Build-to-Rent: Setting the Standard in the Desert
Every market has a first. This 196-home build-to-rent community in the heart of Maricopa, Arizona was the area’s inaugural BTR development, transforming a vacant desert parcel into a gated residential neighborhood with single-story detached and duplex-style units designed to serve a diverse range of tenant preferences and needs. At the core of the development is a commitment to community and an exceptional living experience. A state-of-the-art clubhouse and pool complex serves as the social hub, with a dedicated dog park recognizing that outdoor spaces and pet-friendly amenities aren’t extras anymore. They’re expected. This isn’t just rental housing. It’s a neighborhood built to feel like one.
The engineering told a different kind of desert story. Comprehensive onsite grading and drainage plans were designed to manage water flow and prevent erosion across a landscape that doesn’t forgive poor drainage design. The project required 100% underground retention using 10-foot diameter corrugated metal pipe tanks with drywells, a solution that handles stormwater entirely below grade while preserving the site’s usable space above it. Paving plans were designed for intuitive navigation throughout the community while maintaining the clean aesthetic the development demanded.
The Approvals Behind the Address
Utility design required coordination on multiple fronts. State-of-the-art systems were incorporated to ensure reliable services for all residents, but getting them in place meant navigating separate approval tracks simultaneously. Separate plans and approval were needed from Global Water, the private water company, to extend water mains to service the site. Offsite improvements including curb, gutter, sidewalk, and paving plans required their own approval process through the City of Maricopa.
None of these approvals happen on the same timeline or through the same office, which is exactly why a project like this needs a team that understands how to keep parallel processes moving without letting one hold up the rest. This development doesn’t just provide much-needed housing options in Maricopa. As the area’s first BTR community, it sets the benchmark for everything that follows.
