Planning a Walkable Future for Tega Cay
The City of Tega Cay initiated the City Center Mixed-Use Plan as part of its Comprehensive Plan 2025 Update, establishing a vision for a vibrant, pedestrian-friendly district. Encompassing 194 acres within the City and an additional 83 acres in unincorporated York County, the planning area focuses on parcels with strong redevelopment potential.
By targeting underutilized and undeveloped properties, the plan creates a framework for balanced, sustainable growth that integrates residential, commercial, and recreational uses into a cohesive community destination.
Shaping a Vision Through Design and Engagement
Our team developed a comprehensive concept plan supported by streetscape enhancements and aerial renderings to illustrate the transformation of the district. The plan incorporates defined place types, street concepts, and coordinated development patterns to guide future investment and implementation.
Community engagement played a central role throughout the process. Input was gathered through an Advisory Committee, Planning Commission coordination, public presentations, an open house, and stakeholder meetings, ensuring the final plan reflects the priorities and character of the community.
Positioning the City for Long-Term Growth
In addition to planning services, our firm supported the City in securing a Hometown Economic Development Grant through the Municipal Association of South Carolina. This funding helps advance implementation efforts and attract future investment.
The result is a forward-looking plan that strengthens economic opportunity, enhances quality of life, and establishes a clear path for Tega Cay’s continued growth.
